- Splitting assignment fees 50/50 between JV Splits and the submitting wholesaler
3. Eligibility
You must be at least 18 years old and have the legal authority to enter into these Terms to use our Service. By submitting a deal, you represent that you have the legal right to assign the contract for that property.
4. Deal Submission Requirements
When submitting a deal through our platform, you agree to:
- Provide accurate and complete information about the property
- Have a valid, enforceable contract with the property seller
- Have the legal right to assign your interest in the contract
- Disclose any known issues with the property or deal
- Provide truthful information about pricing and fees
- Grant JV Splits the right to market and negotiate on your behalf
5. Fees and Payment
Our fee structure is as follows:
- 50/50 Split: Assignment fees are split equally (50% to you, 50% to JV Splits)
- No Hidden Fees: There are no upfront costs, monthly fees, or hidden charges
- Payment Timeline: You will be paid when the deal closes and funds. Usually same day as closing
- Payment Method: The payment method is typically wire transfer or check
6. Prohibited Uses
You may not use our Service to:
- Submit false, fraudulent, or misleading deal information
- Submit deals you do not have the legal right to assign
- Violate any applicable laws or regulations
- Infringe on the intellectual property rights of others
- Attempt to circumvent our fee structure
- Use our buyer network for purposes other than wholesale transactions
7. Confidentiality
We respect the confidentiality of your deal information. However, by submitting a deal, you authorize JV Splits to share relevant property details with potential buyers in our network for the purpose of completing the transaction. Sensitive personal information is handled according to our Privacy Policy.
8. Disclaimers
No Guarantees: While we strive to find buyers for your deals, JV Splits does not guarantee that every submitted deal will result in a completed transaction. The success of a deal depends on various factors including market conditions, property condition, and buyer interest.
As-Is Service: Our Service is provided "as is" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement.
9. Limitation of Liability
To the fullest extent permitted by law, JV Splits shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, use, goodwill, or other intangible losses resulting from your use of our Service.
10. Indemnification
You agree to indemnify, defend, and hold harmless JV Splits and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses arising from your use of our Service, your submission of deal information, or your violation of these Terms.
